Instant DSCR Term Sheet

Term sheets for DSCR loans

Request a written, indicative term sheet for a business-purpose DSCR loan on a non-owner-occupied 1–4 unit investment property, from Dominick Prevete at National Loan Provider.

Describe the deal — purchase or refinance, property address, loan amount, value, rent, taxes and insurance, credit score and how title will vest — and the app prices it against current wholesale rate sheets and program guidelines. When the deal fits, the investor receives a term sheet by email with a PDF: note rate, two origination options, monthly payment, DSCR, prepayment terms and lender fees, plus alternate loan products where available. When a deal needs a closer look, the investor is told that written terms will follow within 24 hours.

Every term sheet states the assumptions it was priced on, the rate sheet date, and when it expires. Terms are indicative and not a commitment to lend; final terms are set at rate lock.

Scope: business-purpose financing on investment property only. Owner-occupied homes and primary residences are out of scope and are not priced.

National Loan Provider (NLPI LLC) is a mortgage brokerage. It arranges business-purpose financing across 100+ third-party lenders; it is not a lender and does not make credit decisions.

Get an investor a written DSCR term sheet for a business-purpose loan on a non-owner-occupied 1-4 unit rental property, using the Instant Term Sheet tools. Use this whenever someone asks about DSCR loan terms, rates, or leverage on a rental or investment property, wants a term sheet or quote for a single-family, townhouse, condo, or 2-4 unit rental, is buying or refinancing (rate-and-term or cash-out) an investment property, or asks how much they can borrow against rental income - even if they never say "DSCR" or "term sheet."

Things to ask

  • “Cash-out refi on a free-and-clear 2-unit rental worth $600K: 70% LTV, $4,800/mo rent, 720 credit. What terms can I get?”
  • “Buying a $350K rental, 20% down, $2,900/mo rent, 760 credit. Compare DSCR loan terms with points up front vs. no points.”
